Chuan Grove is the name making the rounds in property circles this year, and it’s easy to see why. Tucked just off Lorong Chuan in District 19, this 99-year leasehold site was secured by a joint venture between Sing Holdings and Sunway Developments through two separate government land sale tenders in 2025, for a combined price of roughly $1.33 billion. The two adjoining plots are being merged into one large, integrated development that’s expected to bring more than 1,000 new homes to the area, along with some retail space on the ground floor.
The appeal starts with the location. The site sits within meters away fromLorong Chuan MRT Station on the Circle Line, and is just one stop from Bishan and Serangoon. NTP+ at New Tech Park is right next door, and Nex and Junction 8 are both a short drive away for groceries, dining, and shopping. It’s also a strong pick for families, with several primary schools within 1km of the site such as St Gabriel’s Primary School, on top of the well-known secondary schools and junior colleges in the wider Bishan-Serangoon belt.
This part of Lorong Chuan hasn’t seen a new condo launch on this scale since Chuan Park, so there’s a fair bit of interest building already. Construction is expected to begin in the second half of 2026, with a sales launch likely sometime between late 2026 and the first half of 2027. The project doesn’t have an official name yet, and pricing has not been released.

The site sits along Chuan Grove, just off Lorong Chuan in District 19, and it’s about as close to an MRT station as a new launch gets, a five to ten minute walk to Lorong Chuan MRT Station on the Circle Line. From there, it’s just one stop to Bishan MRT for the North-South Line, and one stop to Serangoon MRT for the North-East Line, so getting to Orchard, the CBD, or anywhere else on the island is straightforward. Drivers aren’t left out either, with the CTE just minutes away, putting the city centre about a 10-minute drive from home.
Daily errands are sorted too. NTP+ at New Tech Park is right next to the site, and Nex and Junction 8 are both just one or two MRT stops away, between them covering supermarkets, dining, a cinema, and pretty much everything else you’d need for day-to-day living. Upper Serangoon Shopping Centre adds another option nearby.
For families, this is where Chuan Grove really stands out. Several primary schools fall within 1km of the site such as St. Gabriel’s Primary School. Kuo Chuan Presbyterian Primary School, and Yangzheng Primary School, and CHIJ Our Lady of Good Counsel aren’t far off either. On top of that, the Australian International School sits right next to the site, with Stamford American International School also in the area, giving expat families a strong set of options too. It’s the kind of school cluster that’s genuinely rare to find this close to a train station.
This part of Lorong Chuan also happens to be one of the most established and sought-after pockets of District 19, bordered by the mature estates of Serangoon, Bishan, and Toa Payoh. It’s an area people already want to live in, just one that doesn’t have as many new condos, which is exactly why Chuan Grove has so many eyes on it.
